Update: February 2005
Zoning
has huge impact on
the value of your home.
Some
History
The
Neighbourhood zoning program was introduced in 1994 in response
to residents' concerns regarding the impact of new houses (sometimes called
monster homes) being built in established areas. Neighbourhood
zoning is a process of re-writing single family zoning regulations on
a neighbourhood-by-neighbourhood basis, therefore allowing
individual neighbourhoods to respond to their unique situations
and concerns.
This kind of zoning is particular
only to the District, not the City, of North Vancouver. It has
some impact on each and every house in the District. Before
buying a home in the District, you should become familiar with the
zoning specific to your neighbourhood, especially
if you hope to expand the existing home in any way or plan
to build a new home on the property in the future.
Update
- July 2000:
Council
has amended the by-law to become more generic, again. The neighbourhoods
that have not been re-zoned must now request Council for special zoning.
Those that have already been re-zoned, remain re-zoned. To view the various
zoning guidelines go to the website of the
District
of North Vancouver.
If
you would like more detailed information about the neighbourhood zoning
program, please contact the Planning Department of the District of North
Vancouver at 604-990-2387.
